Started construction of B7 Giang Vo Buildings

VNREThis morning (25/9), in Hanoi, the Mefrimex Investment & Technology Development Joint Stock Company (MEFRIMEX) held a ceremony to start construction of B7 Giang Vo buildings at No.9 Tran Huy Lieu street, Ba Dinh district, Hanoi.
B7 Giang Vo will be built on an area of 2237.5 m2, in which the total floor area is 25.071m2. As designed, the buildings will be composed of 2 towers, having 16-19 storeys each and 4 basements with the capacity of 110 cars…

B7 Giang Vo was designed by a joint venture of consultants, such as: GMP International Consulting Group (Germany); Consultancy Company of University of Civil Engineering (CCU); Vietnam Investment Consulting and Construction Designing JSC. Supervising the construction of this project is the Institute for Science and Technology (Ministry of Construction).

B7 Giang Vo is expected to be completed within 36 months of implementation.

Binh Dinh: 1,500 billions to build the Sai Gon Phu Gia complex buildings

VNREThis morning (23-9), in Ly Thuong Kiet Ward, Quy Nhon City, the Sai Gon Phu Gia Investment Corporation held a ground breaking construction of the Sai Gon Phu Gia complex buildings. This project is built on a “golden land” wide 10,748m2, in the center of Quy Nhon. The Sai Gon Phu Gia buildings consist of 3 blocks (high from 17 to 25 storeys). The highest building is 92m, including 25 storeys and two basements.
Total investment of the project is 1,500 billion and the expected project implementation period is 5 years.

When completion, the Sai Gon Phu Gia complex buildings will not only contribute to solve the needs of office for domestic and foreign enterprises, but also contribute to form an modern trade center and highclass apartment for residents in Quy Nhon City and the surrounding areas.

Credits to Vietnam Real Estate Sector Rise to $10.8B by End-July

VNRECommercial banks in Vietnam had lent a total of VND210.77 trillion ($10.82 billion) to the real estate sector by the end of July with a bad debt ratio of below 2%, the Ministry of Construction (MoC) said.
The seven-month credits rose 14.38% from a year earlier, in which loans for housing building and repairing were up 5.47% versus last year’s surge of 27.2%.

Loans for new urban area development projects, however, fell 2.35% in the period, compared to a growth of 10.2% last year. High interest rate of above 13% per annum is a major reason for the decrease.

Local banks have tightened real estate lending over fear of repayment risks, slowing credit growth for the property sector.

Pham Trung Cang, a credit official at Asia Commercial Bank, said the real estate market has “hidden risks.”

Developers take out loans to build their projects, and then home buyers get mortgage loans secured by the same properties that are developed using bank loans. That is too risky, Cang said.

Dam The Thai, director of the individual customer department at ABBank, said home buyers are always “at a disadvantage” when they make advance payments for properties whose construction has not been finished.

Commercial banks are cautious with home loans in such cases, Thai said.

In the first eight months of this year, total outstanding loans of local banks rose 16.27%, including an increase of 3.31% in August.

Opening the EverRich II Showroom

VNREOn 9/18/2010, Phat Dat Real Estate Development Corporation held a solemn opening ceremony EverRich II Showroom at Phu Thuan Ward, District 7.
This is the largest model house system in Vietnam at present with more than 4.000m2 building floor area, including five luxury apartments and offices, facilities and modern service. Mövenpick re-opens Saigon hotel, looks for more projects

VNRESwiss hotel group Mövenpick on Thursday celebrated the grand re-opening of the property under its management in HCMC following a US$15-million renovation, and unveiled its concentration on more projects in this potential market.
“We’re looking to manage at least two more hotel projects in Vietnam and will give our top priority to a seaside resort,” Andreas Mattmüller, chief operating officer of Mövenpick Hotels and Resorts in the Middle East and Asia.

Mattmüller shared the group’s aim for the Vietnamese market after a ribbon-cutting ceremony for the grand opening of its Mövenpick Hotel Saigon on Nguyen Van Troi Street in HCMC’s Phu Nhuan District.

Mattmüller said Mövenpick had contacted some hotel project developers in Vietnam and would announce the result in the near future.

Mövenpick is eyeing Nha Trang, Danang, Hue and Hoi An in central Vietnam and the resort city of Dalat in the Central Highlands region as part of the group’s plan to expand its presence out of HCMC and Hanoi, Mattmüller told a press conference before the ribbon-cutting ceremony.

With the re-opening of its hotel in HCMC after five months of renovation, Mövenpick Hotels & Resorts now manages two operational upscale hotels for both business and leisure travelers in Vietnam.

The Mövenpick Hotel Saigon has been redesigned in style with a new lobby design taking shape around four incandescent, central pillars and a home for business travelers. Twenty-seven new rooms bring the hotel’s total number to 278 in Superior, Deluxe, Premium, Family and Executive Club categories.

“HCMC is the second fast growing city in the developing world, and that means business men and women are arriving here in droves, pretty much 24/7,” said Knuth Kiefer, general manager in Vietnam for Mövenpick Hotels and Resorts.

“With these upgrades, we have kept pace in terms of amenity and technology while providing business and leisure travelers a respite from city life that is at once hip, serene and accommodating,” he added.

The new Mövenpick Hotel Saigon has restaurants serving international foods, especially Japanese and Chinese specialties as well as a wide selection of drinks. “Our restaurants, bars and lounges will all draw from one of the largest wine lists in Vietnam – more than 300 labels,” Kiefer said.

A Wellness Studio at the luxury hotel offers privacy and individual treatments over sheer expanse, ubiquitous mirrors and televisions.

In addition to new facilities, Kiefer said the Mövenpick Hotel Saigon was a good hotel for those who take early and late flights as the property is five minutes from Tan Son Nhat International Airport.

Kiefer presided over the 2008 renovation of Mövenpick’s sister property, the Mövenpick Hotel Hanoi that features a similar blend of the modern and traditional of East and West.
