Hai Duong province Construction

Include 3 new urban areas: Western urban area – Hai Duong City;Eastern urban area – Hai Duong City; Ecological Tourist Area – Hai Duong City

* Western urban area – Hai Duong City

New Western urban area located in Thanh Binh Ward, Tu Minh Commune (Hai Duong City) and Thach Khoi Commune (Gia Loc District) has been approved by Hai Duong People’s Committee for its detailed plan and feasibility research report on building its main traffic system.

The Prime Minister has issued a decision on land acquisition and temporary transferal to the investor to carry out compensation site clearance for the construction of main traffic lines in the area (Decision No. 92/QD-TTg dated January 20th, 2003 of the Prime Minister)

For the implementation of Decision No. 92/QD-TTg of the Prime Minister, Hai Duong People’s Committee has prepared documents for compensation and site clearance to build main roads made and approved investment projects; prepared documents for land acquisition to be submitted to the Government for approval.

Project particulars:

– Scale: Total planned area: 384.19 ha, in which:

+ Subdivision A: 384.19 ha (sub zone)

+ Subdivision B: 50 ha

– Total capital to be invested: VND 2,321,401 million

– Term of payment: Total expenditure invested in building backbone roads carried out by the Investor will be paid in terms of lland of the above industrial zone. The total estimated value of main traffic lines in the industrial zone shall be paid to the investor upon the verification of the authorized organization and the approval of the provincial People’s Committee.

* Eastern urban area – Hai Duong City

Eastern urban area located in Hai Tan ward and Ngoc Chau ward has been approved by Hai Duong People’s Committee on detailed planning and feasibility report.

1. The decision on land acquisition for this project has been approved by the Prime Misnister and Nam Cuong Tourist and Trading Company was appointed to be the investor for the implementation of the project (According to Decision No. 324/Qd-TTg dated May 2nd, 2002 of the Prime Minister) with total area of 723,555 m2, in which:

– Land for building roads line: 44,400 m2

– Land for trading in urban area: 679,155 m2

2. Project particulars:

– Total capital to be invested: VND 395,902 million

– Payment method: The investor shall, at his own cost, carry out the construction of the lateral road in the south east of Hai Duong city and this cost shall be paid to the investor in terms of land by the provincial People’s Committee. The balance shall be compensated to the investor when he implements the western urban area.

3. Progress of implementation:

– Completing the construction of the road of which payment is in terms of land

– Completing 95% of the volume of land filling and leveling of the whole urban area

– Completing the construction of road – bed and internal drainage system of the urban area

– Lake area and public parks are under construction.

* Ecological Report – Hai Duong City

The Ecological Report located in the area of Le Thanh Nghi ward and Hai Tan ward has been approved by the provincial People’s Committee for its detailed planning and feasibility report.

1. The decision on land acquisition for this project has been approved by the Prime Misnister and the land shall be delivered to Investor for implementation (According to Decision No. 802/Qd-TTg dated September 17th, 2002 of the Prime Minister) Total area of land acquired is 358,644.9 m2, in which:

– Land for building the lateral road in the South: 24,300 m2

– Land for the construction of the Ecological Resort: 334,344.9 m2

2. Hai Duong People’s Committee has selected Ha Hai Construction Consultancy – Erection and Service Joint Stock Company as the contractor.

3. Project particulars:

– Total estimated invested captital: VND 16,357.4 million

– Payment method: The investor has, at his own cost, contructed the lateral road in the south east of Hai Duong city with a total expenditrue of VN 10,375 million and this cost shall be paid back to the investor in terms of land by the PPC. The payment method for the balance shall, upon the completion of this lateral road, be agreed between the PPC and the investor.

4. Progress of implementation:

– Compensation and site clearan have been completed; Land filling and leveling is in progress.

– The construction of the road of which payment is in terms of land was commenced.
