VinaProjects wins new residential project in Ho Chi Minh City

VNRE VinaProjects has secured another third party client, Tran Thai Investment Corporation, for the 22 storey Louis Tower project on Nguyen Huu Tho Street, District 7, HCMC.

The Louis Tower project is a part of 13.6 hectares Phuoc Kien residential project and includes 321 well equipped and modern apartments. The project has strategic location next to Phu My Hung Township and convinient access to district 1, 4, 8, Binh Chanh as well as the Mekong Delta provinces.

VinParojects will provide full Project and Construction Management services including front end Technical Design Services and Tender Management for the project. The project duration is 28 months starting from August 2011.

VinaCapital appoints Cushman & Wakefield to sell Metroplex office building

VNREInternational property consultant, Cushman & Wakefield have been formally instructed by Vina Capital Real Estate, Vietnam’s largest real estate developer to sell Metroplex a new Grade A LEED certified office building totaling 14,000 NET sqm over 9 floors, strategically located in the heart of Phu My Hung’s CBD.

The development site of regular shape is located off Nguyen Luong Bang Boulevard, one of the main arterial road links through Phu My Hung. Vina Capital is seeking a buyer for the whole building, but will also consider selling individual floors. Construction will complete within 18 months of the building’s pre sale, or alternatively when 40% of all floors the have been sold.

Metroplex will consist of 9 floors, offering flexible and efficient floor plate’s of up to 1,400 sqm which will appeal to a wide variety of occupiers. The building will be constructed to LEED (Silver) certification representing new standards in environmental and efficient design never seen before in Vietnam.

VinaCapital signs agreement with Parkson Vietnam at World Trade Centre Danang

VNREVinaCapital, the leading asset management and real estate development firm focused on Vietnam, announces today the signing of an agreement with Parkson Vietnam Co Ltd to rent and operate the retail mall under development at the World Trade Centre Danang, a nine-hectare mixed-used development in downtown Danang, central Vietnam.


Parkson, Vietnam’s top department store operator, will occupy a total of almost 20,000sq.m over four levels. Immediately adjoining the department store will be a 30,000sq.m, three-level shopping mall which will front the Han River.

VinaCapital managing director of real estate, Mr David Henry, said: “We are very happy to sign with Parkson, Vietnam’s largest and most successful department store operator, as it represents a crucial milestone in the development of the World Trade Centre Danang as a whole. This truly unique development will not only be the largest modern retail facility in central Vietnam, but the first-ever across Vietnam to combine a traditional shopping mall with a multi-floor department store.”

Concept planning has already started, with a delivery date planned for the second quarter of 2013.

“We are also in the final stages of negotiation with a major international hypermart operator that will occupy the first floor of the shopping mall adjoining the Parkson centre, as well as notable cinema and entertainment operators. Together, they will create one of the top lifestyle and destination shopping spots in Vietnam” David said.

The complex adjoins Azura, a 32-storey luxury apartment development which launched sales in early 2010 under the VinaLiving brand. To date, over 30 percent of the project has sold and, as one of only a few Danang projects still under construction, remains on schedule for completion by the second quarter of 2012.

VinaCapital invests 65 million USD in Ba Thien 2 Industrial Park

VNREVinaCapital Group and Vietnam Infrastructure Limited (VNI), the first publicly traded fund to focus on infrastructure assets in Vietnam, on May 31 kick off the Ba Thien 2 Industrial Park project with the total investment of 65 million USD.

Located in Binh Xuyen district, Vinh Phuc province (50km from Hanoi), the 308 – hectare Ba Thien 2 project is owned by Vina-CPK Company Ltd, a joint venture between VNI and CPK Vinh Phuc JSC.

VNI holds a majority stake in Vina-CPK Company Ltd, which was granted an investment license in February 2009 for the Ba Thien 2 project. The Phase 1 comprises 65 hectare was handed over to Vina-CPK in January this year. Compensation of an additional 50 hectare is in progress and is expected to complete in June 2011.

According to Mr Hoang Thieu Son, Vina-CPK General Director, the Ba Thien 2 project will stand as a green, clean and environmentally friendly model for the development of industrial park in the North of country. The project is strategically located and will benefit from the continued arrival of multinational companies in Vietnam, including those migrating from plants in China to take advantage of Vietnam’s lower costs.

“This project is expected to complete within 3 years. Investors hope to create around 30,000 jobs for local and neighboring provinces people, who will enjoy the a 12- hectare housing area inside the park”, Mr Thieu Son added.

The Ba Thien 2 Industrial Park welcomes both domestic and international investors who specialized in the light industrial, high technology and electronic equipment installation/manufacturing.

On the same day, Vina-CPK has signed the first leasing contract with Viglacera Thang Long company for a 20 – hectare parcel.

VinaCapital sees strong property demand from Vietnam middle class

VNREVietnam-focused asset manager and real estate group VinaCapital said demand for residential property continued to be strongest from the country’s rising middle class.

In an update, the group said that during the last six months a total of 481 sales contracts and reservations were recorded at projects in Danang, Nha Trang and Ho Chi Minh City, representing total contracts and reservations worth over $58 million.

All VinaCapital-managed residential real estate assets are now marketed under the Vinaliving brand, which the group said was Vietnam’s first tailored living and lifestyle brand.

David Henry, MD of VinaCapital’s real estate division, said, ‘We are very pleased with the performance of our current projects, and are confident that the five Vinaliving projects launched in the second half of 2010 will see continued success in 2011.

‘Demand continues to be strongest in the mid-range market addressing Vietnam’s rising middle class. Vietnam’s GDP growth rate, anticipated at almost 7% in 2010, is due to the strength of the domestic economy, with rising incomes driving the growth of the real estate market.’
